How Well Do You Know Your Floor Plans?

If a prospect walked into your leasing office right now, would you know EXACTLY what floor plans you have available, for how much, and how many of each you have?

Remember, looking at your computer for an inventory check when your prospect has arrived makes it seem like you don't have an idea (or care enough to know).

If you are not 100% certain that you know all of your floor plans, then it's time to go back to square one.

The BIGGEST mistake we see leasing specialists do is tour a prospect while not being familiar with their floor plans.

In the multi family industry, this is a BIG no-no!

In order to get leases, you MUST know your floor plans well. Because what happens if you don't know your floor plans well? Well, the short answer is, you won't be able to sell them to your prospect.

If you don't know your floor plans well enough, start today!

Start by pulling an inventory check and noticing what is available for immediate move-ins. Walk those units. Get really familiar with them. Which one is your favorite? Which one shows the best? Which one has the most closet space or the best view?

When a prospect comes in to tour apartments, it is your job as the leasing specialist to understand exactly what units you have available and match the prospect to the most suitable unit. For instance, if the prospect comes in and tells you they need the most closet space, you know exactly which unit you will bring them to.

Try this little technique out, and become familiar with your floor plans. I bet you, you will be so excited the next time a prospect comes in to tour, and when you have matched them with an apartment even before the tour starts! This will impress your prospect and you will show a lot of excitement (and boy do prospects LOVE excitement when they are apartment shopping!).
